Thomás de Carranza strengthens its real estate area by advising on the acquisition of a building in the Salamanca district.

The law firm Thomás de Carranza has legally directed the purchase of a representative building of 3,500m2 in the Salamanca district, one of the areas with the highest demand and prices per square meter in Madrid.

The operation, which reinforces the legal real estate management area of the Firm, has been articulated as an asset deal where the legal advice has included the entire process of acquisition and transfer of the building: due diligence , preparation of binding offer, negotiation of the preliminary purchase and sale agreement with payment of earnest money, public deed and drafting of new lease agreements.

For Cristina Simón, partner of the Firm, “the whole operation has been very laborious, especially because of the work after the sale of the building, where it was necessary to prepare the new seasonal housing lease contracts with the provision of additional services typical of the hotel sector”.

The new seasonal lease is a very attractive alternative for investors and tenants looking for more flexible leases with short-term rotations.

The purchase transaction was led by Cristina Simón, Iñigo Sánchez del Campo and Santiago Thomás de Carranza, partners of Thomás de Carranza Abogados.
